Yes, but the landlord generally has the upper hand as its their property, however, a tenant can always negotiate terms in their favour when the market is difficult for a landlord to find tenants

A lease does not have to be a specific length but if it is more than 7 years long, it must be registered at the Land Registry which will be tenant’s responsibility

The short answer is yes. Leases an be very complex and long and you should always seek expert professional assistance and representation. Otherwise, you could find out that you have no right to renew a lease when it expires and this can be a difficult situation for tenants and gives a landlord a stronger bargaining position.

The most common main terms of a lease are:

  1. The length of the lease
  2. The annual rent
  3. The requirement for a lease
  4. Break clauses
  5. Rent reviews
  6. Repairs and the condition of the property
  7. Service charges
